Xinhua News Agency, Beijing, 15 Nov (Reporter Li Jiarui) the reporter learned from the Beijing Municipal Planning and Natural Resources Commission on 15 November that in order to strengthen regional functions as a whole and improve the quality of the living environment and the level of public services, Beijing will separate residential land from commercial land when the land enters the market.

The reporter learned that before that, some plots in Beijing were mixed land, and large commercial office buildings and residential buildings were mixed in one plot, so that many residents reflected that the mixed commercial and office buildings had an impact on rest. The entry and exit of office staff and vehicles will also lead to disputes such as disturbing people, traffic jams and so on.

The relevant person in charge of the Beijing Municipal Planning Commission said that in the future, Beijing will no longer supply mixed public residential land for F1 and F2 public housing, but will combine the comprehensive implementation plan with the planning. Before the land enters the market, separate the residential and commercial buildings from each other, and comprehensively consider the supporting needs of the area where the land is located, the land and the surrounding traffic (subway, bus station, etc.) and the environment (concentrated green space, etc.).

For example, some mixed sites near the subway, for example, have bus stops planned in the site, the official said. If each site has both residential and public construction, as well as bus stops, residential owners, merchants, office groups, bus operations are prone to disputes. To this end, the department must be prepared in advance to centralize the layout of public construction and bus stops on the site nearest to the MTR, and arrange residential accommodation for the remaining sites. This gives priority to the combination of public construction, bus depots and subways to meet the traffic function of the city and ensure the convenience of regional transportation. Residential buildings are also relatively concentrated, and household privacy can be improved. At the same time, the environmental quality of office, commerce, shopping and entertainment in the region has been further improved.

It should be noted that the separate layout of public construction land and residential land, mainly for large-scale commercial office and so on. In order to ensure the needs of the masses, the small businesses supporting the residential district are still planned and arranged in the residential land, which has no impact on the life of the residents. Supporting facilities such as education will still be arranged according to supporting indicators and other nearby arrangements.
